The site, which was large enough and suitable for the construction of a new building, was unfortunately marked as an industrial stabilized area in the zoning plan. In addition, the area was encumbered by a regulatory plan. All of these circumstances gave a clear conclusion that nothing could be built here.

On the basis of a detailed analysis and legal interpretation of the zoning plan, we managed to push through a house of a size that the investor had not even expected in the given situation. We have shaped the building into suitable proportions to complement the surrounding buildings. Between the existing office building and the new building, we created a lively pedestrian zone surrounded by commercial units and services appropriate to the size of the office complex.

There is a concrete core located in the centre of the building, with an open office area around it. The upper receding floor houses business units with a magnificent view of the historic skyline of Brno city centre. Thanks to the large adjacent parking area, we were able to create a semi-floored basement with light wells, thus increasing the usable area of the office building.
